Please review the terms governing direct bookings at MossHenge.

WEBSITE AND BOOKING TERMS

Effective date: September 11, 2026

These Website and Booking Terms (“Terms”) govern your use of mosshenge.com and book.mosshenge.com and any direct reservation of MossHenge. The websites and MossHenge property are operated by MossHenge Properties LLC, doing business as MossHenge (“MossHenge,” “we,” “us,” or “our”).

By using our websites, submitting an inquiry, or completing a reservation, you agree to these Terms. The guest completing the reservation represents that the guest has authority to accept these Terms for everyone included in the reservation.

Direct bookings require the primary guest to review and electronically sign a separate MossHenge Rental Agreement after booking. The agreement contains additional terms governing the reservation and use of the property. A reservation-specific signing link will be sent after booking. The agreement must be signed within 48 hours of making a reservation; failure to do so may result in cancellation of your reservation subject to MossHenge's cancellation and refund policies.

RESERVATIONS

A reservation is not confirmed until the required payment has been successfully processed and you receive a booking confirmation.

You agree to provide accurate and complete reservation and contact information. Please review your confirmation promptly and notify us of any errors.

The person making the reservation is responsible for the conduct of all guests and visitors associated with the stay and for ensuring their compliance with these Terms, the property rules, and instructions provided before or during the stay.

RATES, FEES, TAXES, AND PAYMENT

The rates, fees, taxes, payment schedule, and total price displayed during checkout and in your booking confirmation apply to your reservation.

Payments are processed through third-party booking and payment-service providers. Their applicable terms and privacy practices may also apply to the transaction.

Failure to make a required payment when due may result in cancellation of the reservation, subject to applicable law and the terms disclosed at booking.

CANCELLATIONS AND REFUNDS

The cancellation and refund policy displayed during checkout and included in your booking confirmation controls your reservation. Please review it carefully before booking.

Any approved refund will ordinarily be returned through the original payment method. Processing time may depend on the payment provider and financial institution.

Changes to dates, occupancy, or other reservation terms are subject to availability, applicable rates and fees, and our written confirmation.

CHECK-IN AND CHECKOUT

Standard check-in begins at 4:00 p.m., and standard checkout is by 11:00 a.m., unless we confirm a different time in writing.

Self check-in instructions are provided before arrival. Guests are responsible for ensuring that MossHenge has a current email address and telephone number for reservation communications.

Complimentary early check-in or late checkout may sometimes be available when booking and cleaning schedules permit. A request does not change the confirmed arrival or departure time unless we approve it in writing.

OCCUPANCY AND PROPERTY RULES

MossHenge accommodates a maximum of seven overnight guests. The number of guests may not exceed the number stated in the reservation or the property’s maximum occupancy. Parties and events are prohibited.

Pets are not permitted. Smoking is not permitted inside the cabin or other enclosed structures.

Guests must comply with the house rules, safety instructions, parking instructions, quiet-hour requirements, and other property-specific information supplied with the listing, booking confirmation, or arrival instructions.

The property may not be used for unlawful activity or any activity that creates an unreasonable risk of injury, damage, disturbance, or interference with neighbors or service providers.

Children must be appropriately supervised at all times, particularly around stairs, decks, the wood stove, hot tub, outdoor areas, and forested terrain.

PROPERTY CONDITION, DAMAGE, AND ADDITIONAL COSTS

Please promptly report damage, unsafe conditions, or maintenance problems so that we have an opportunity to respond.

To the extent permitted by applicable law and payment-processing terms, the booking guest is responsible for:

• Damage caused by guests or visitors beyond ordinary wear and tear

• Missing property

• Excessive cleaning required because of the condition in which the property is left

• Unauthorized guests, pets, smoking, or other material violations of the reservation terms

• Costs resulting from negligent, reckless, or intentional conduct

We may request reasonable documentation and payment for such costs through the booking or payment platform or by other lawful means.

MOUNTAIN CONDITIONS AND ACCESS

MossHenge is located in a forested mountain environment. Weather, snow, ice, falling branches, wildfire conditions, utility interruptions, road conditions, park closures, and other natural or regional events can occur.

Guests are responsible for reviewing forecasts, road conditions, park alerts, traction-device requirements, and emergency information before and during travel. Guests must bring suitable vehicles and equipment and comply with governmental requirements.

When snow is present, we make reasonable efforts to arrange driveway plowing as conditions and service availability permit, but plowing during a stay cannot be guaranteed. Snow shovels and ice melt are provided for additional accumulation after arrival.

Mt. Rainier National Park access, road openings, recreational opportunities, and weather conditions are controlled by governmental agencies and are not guaranteed by MossHenge.

AMENITIES AND SERVICE INTERRUPTIONS

We make reasonable efforts to keep advertised amenities available and in working condition. Temporary interruptions or failures involving electricity, water, Internet service, heating or cooling, appliances, the hot tub, the generator, roads, or other systems can occur, particularly in a mountain environment.

Please notify us promptly of a problem. We will make reasonable efforts to respond, but we cannot guarantee that every interruption can be corrected immediately or during the stay.

The backup generator is intended to support specified essential systems during certain outages; it should not be understood as guaranteeing uninterrupted operation of every appliance or amenity.

HOT TUB, WOOD STOVE, AND OUTDOOR AREAS

Use of the hot tub, wood stove, decks, stairs, game room, exercise equipment, forested grounds, and other amenities requires reasonable care.

Guests must follow posted or supplied safety and operating instructions. Children must be supervised. Guests should not use an amenity when conditions are unsafe or when doing so would exceed their abilities or physical limitations.

PERSONAL PROPERTY

Guests are responsible for safeguarding their vehicles and personal belongings. To the extent permitted by applicable law, MossHenge is not responsible for loss, theft, or damage to personal property unless caused by our legally actionable conduct.

WEBSITE CONTENT AND AVAILABILITY

We make reasonable efforts to keep website descriptions, photographs, availability, and other information accurate. Minor differences, maintenance changes, seasonal conditions, and temporary amenity interruptions may occur.

Website access may occasionally be interrupted for maintenance, security, technical problems, or circumstances outside our control.

All MossHenge website text, photographs, graphics, branding, and other original content are owned by or licensed to MossHenge and may not be reproduced or commercially used without permission.

THIRD-PARTY SERVICES AND LINKS

Our websites use or link to third-party services, including Hostaway, payment processors, maps, travel platforms, weather services, and governmental resources. We do not control third-party websites or guarantee their availability, accuracy, security, or practices.

PRIVACY

Our collection and use of personal information are described in the MossHenge Privacy Policy, which is incorporated into these Terms.

LIMITATION OF LIABILITY

To the fullest extent permitted by applicable law, MossHenge Properties LLC and its owners, agents, and service providers will not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of the websites, a reservation, or a stay.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited. Your rights under applicable consumer-protection law remain unaffected.

EVENTS OUTSIDE OUR CONTROL

We are not responsible for delay, interruption, cancellation, or inability to perform caused by circumstances outside our reasonable control, including severe weather, natural disaster, wildfire, governmental action, road or park closure, utility failure, labor or supplier interruption, public-health emergency, or similar event.

Refunds and reservation remedies remain governed by the cancellation policy applicable to the reservation and any non-waivable rights under applicable law.

GOVERNING LAW

These Terms are governed by the laws of the State of Washington, without regard to conflict-of-law principles. Subject to applicable law, disputes arising from these Terms or a direct reservation will be brought in a court of competent jurisdiction in Pierce County, Washington.

SEVERABILITY AND WAIVER

If any provision of these Terms is held unenforceable, the remaining provisions will continue in effect. A failure to enforce a provision on one occasion does not waive the right to enforce it later.

CHANGES TO THESE TERMS

We may update these Terms periodically. Revised Terms will be posted with an updated effective date. The version accepted when a reservation is completed will govern that reservation unless a later change is required by law or agreed to by the parties.
